Citypoint is a 36-story landmark tower in the Moorgate area adjacent to the Barbican Estate. Previously know as Britannic House and Britannic Tower, it is located on Ropemaker Street on the northern fringe of the City of London, the main financial district and historic nucleus of London. Originally built in 1967, it is one of the largest in the city and underwent a comprehensive reconstruction in 2001.

The building offers over 60,000 square feet of retail including the largest health-club in the square mile operated by Nuffield Health and over an acre of public realm. Recent works included the development of ‘Podium’ which will offer over 130,000 sq. ft. of contiguous space and more than 7000 sq. ft. of terrace space.

The principal aim of this project was to replace a larger number of critical plant elements that were at end-of-life, primarily associated with the Landlords Core Services. FES Support Services Ltd secured the project following a robust commercial and technical process.

Citypoint has 36 storeys, multiple tenant areas and various retail spaces within the public realm areas and remained fully operational during the Life-Cycle Place Replacement Project. Therefore, there were significant challenges in maintaining building services throughout the complex during the planned plant and system changeovers, due to the extended operating hours therein. As there were several International Tenants who aligned their office hours to the various stock-markets around the world, many areas within Citypoint were effectively in 24 hour operation.

Very much driven by the highly effective mobilisation phase, the Brookfield Team made it very clear at the onset that the works could only be delivered successfully by utilising a one-team approach. FES and Brookfield worked together to overcome challenges and accepted joint responsibility as a team to drive engineering and service excellence through continuous improvement initiatives throughout the project.

FES has been working alongside BAM Construction to deliver a new major mixed-use development between York Street and James Watt Street in Glasgow’s International Financial Services District (IFSD) with capacity for 1,200 workers over 284,000 sq ft.

Atlantic Square will include one 10-storey commercial building and one six-storey building, with space for commercial offices and high-quality retail shops.

This works comprise of low temperature hot water installation, chilled water installation, domestic water services & above ground drainage installations, rain water harvest system, air conditioning, dry riser, sprinkler system, ventilation installation, smoke and car park vent installations, HV, LV, small power, lighting, fire alarm, PAVA, data, security, road blockers, speed gates, lightning protection, lighting controls & generators.

FES has been working closely with BAM Design to develop designs for M&E Specialist Systems to incorporate into our BIM Model Level 2. FES prefabricated solutions provided rooftop package plantrooms, riser modules, roof modules and floorplate modules to support the fast track installation to meet programme requirements.

FES Ltd was fully responsible for the MEP services on the new 155,000sq.ft Grade A Office pre-let to Morgan Stanley

With its busy inner city location and the structure’s site footprint having no lay-down areas, particular consideration was given at the design development / technical design stages with regard to the logistics element. Modules were designed in relation to maximum transportation limitations, onsite access and our lifting strategy, so that a seamless process was in place to support the construction schedule.

We engineered a model digitally to interrogate the design to a high level of detail, in conjunction with the client and design teams.

Using our Digital Engineering / Pre-Fabricated Solutions philosophy, modular components were delivered and installed on site, avoiding the risks of traditional onsite methods to offer the benefits of lean manufacturing, time, safety and sustainability. Site logistics were digitally coordinated with overnight deliveries scheduled to reduce disturbance and traffic.

The main plant is situated within the basement and roof levels with horizontal and vertical distribution around the building to meet with the architect’s layout drawings.The programme was reduced as the high level on floor service installation and services within the risers were then fully modularised, delivered and installed with the steel frame of the building.

FES Ltd are fully responsible for the fit-out and MEP services on the new 313,000sq. ft Grade A Office and 8,000sq. ft rooftop terrace complete with a running track at 177 Bothwell Street for HFD Construction. The new building has been designed to meet the needs of a future multi-tenant dwelling, with leading edge technologies, providing the ideal office environment.

Consideration was given at the design development / technical design stages with regard to the logistics element, so that the modules would be designed in relation to maximum transportation limitations, onsite access and our lifting strategy, so that a seamless process was in place to support the construction schedule.

The fit out of a new 37,500m2 (gross Internal floor area) office building with basement, lower ground and thirteen upper levels at the site.  This development will provide circa 28,500m2 of net internal space with large efficient floor plates.  The building will be 84% Floor to Ceiling Glazing

FES was contracted to deliver a significant package of electrical works throughout the 14-levels making up the Sixty London development.

Our role was to provide Medium Voltage (MV) and Low Voltage (LV) infrastructure to power the entire building. In addition to this FES was responsible for the installation of all data and communication systems-cabling to allow for the state of the art communication facilities envisioned to keep Sixty connected to the world.

FES also fitted live safety systems throughout the building. For the highest protection of people and property against fire, FES installed a range of safety measures such as fire alarms, smoke extract systems, disabled refuge and sprinkler controls spanning all corridors and rooms within the Sixty development.  Security measures such as intruder alarms were also installed by FES creating a robust anti-intruder system.

The new build project included retail and office developments spanning 14 levels. Sixty London is an intelligently designed building comprising 212,000 sq ft of office space over basement to ninth floors, offering the highest technical specification including 2.7m floor to ceiling heights and 150mm raised floors.

The building has the benefit of two entrances providing identity and access to both Holborn Viaduct and Snow Hill, together with multiple terraces through the building including a 3,500 sq ft terrace on the ninth floor with stunning views.

Whilst of the highest office specification, Sixty is designed to meet the BREEAM ‘excellent’ rating resulting in a 25% reduction in carbon emissions equating to a more sustainable building, lower operating costs and protection from potential future emissions legislation.

The needs of occupiers have been of primary importance in the design and specification of Sixty London, including intelligent lift systems to reduce journey times, extensive cyclist storage and shower facilities and a market-leading front of house building management and service regime.
